Reading an assemblage before it’s announced
Nobody assembles a development site under one name, because the second seller would triple the price. So the clearest buy signal in real estate hides in plain sight, scattered across LLCs. Unless you can read it.
When a developer decides a block is worth assembling, the one thing they cannot do is say so. The moment the market learns one party is buying contiguous lots, every remaining owner triples their number. So assemblage runs the only rational way: a different LLC per purchase, different counsel on the deeds if you are careful, nothing shared but the intention.
Parcel by parcel, this is invisible. Each deed is an unremarkable transaction to an unremarkable new entity. The pattern only exists at a layer the county index does not have: the layer where entities resolve to the people behind them, and parcels resolve to their neighbors.
Adjacency times identity
Mimir sees the pattern because it holds both halves. Parcel geometry makes adjacency computable: which lots actually touch, not which addresses look nearby. Ownership resolution makes the buyers comparable. 486K controllers stand behind 387K companies in the resolved graph. Intersect the two and the quiet pattern becomes a literal shape on a map: three contiguous lots, three entities, one resolved controller, eleven months.
The evidence chain matters more here than almost anywhere else, because the inference is only as good as the resolution behind it. Every link in the pattern, this entity to this person, this lot adjacent to that one, expands to its filings. If one hop looks thin, you can discard it and see whether the pattern survives. An assemblage read that cannot show its work is a rumor with a polygon.
Both sides of the pattern
- If you are acquiring: the underbuilt corner adjacent to an active assemblage is a different asset than the same corner anywhere else. Its owner may not know it.
- If you own in the path: the pattern forming around you is the single most valuable fact in your next negotiation, and it is sitting in deeds you never see.
- If you lend: collateral inside an active assemblage path carries different downside behavior, because someone with a reason wants it.
Watching the pattern form
The screen finds patterns that already exist. The watch catches the next parcel as it lands: a deed recording on a lot adjacent to a watched assemblage, resolving to the same hands, arrives in the feed the day the county publishes it, with the deed attached. By the time an assemblage is announced, it is finished. The window where the information is worth anything is exactly the window where it lives only in the record.
Assemblage is the purest case for the whole machine: a fact that is public, valuable and completely unreadable without resolution.
