Registry and corporate-data vendors
Deep entity records where a beneficial-ownership registry exists — strong outside the United States.
US domestic companies do not file beneficial owners publicly. FinCEN’s March 2025 interim final rule exempted them, and New York’s LLC Transparency Act routes the equivalent data to a confidential state database. There is no filing to look up, so the answer cannot be reached from a registry at all.
Property-data vendors with ownership products
Broad national property coverage and, increasingly, machine-learned owner matching.
Ownership output is probabilistic and, so far, published without accuracy figures or a per-edge evidence chain. You get an answer, not a reason — which is the part a credit committee or a court asks for.
Listings and market platforms
Decades of analyst-collected listings, comps and rent data. Genuinely hard to replicate.
Built around transactions and space, not identity. No resolved ownership graph, no field-level citations, and licence terms that often forbid reusing the data in your own systems.
AI underwriting copilots
Excellent workflow and summarisation on top of whatever data they license.
They inherit the accuracy of a substrate that publishes no accuracy. A confident summary of an uncited guess is still an uncited guess.
