How the record actually works.
Methodology before marketing: how resolution works, what the record can and cannot say, and the numbers we refused to publish.
What a citation must carry to survive review
Every data vendor claims “sources.” One test cuts through all of it: hand your angriest reviewer a number and leave the room. If they can pull the document without calling you, you win.
Reading an assemblage before it’s announced
Nobody assembles a development site under one name, because the second seller would triple the price. So the clearest buy signal in real estate hides in plain sight, scattered across LLCs. Unless you can read it.
The maturity wall in three states, measured from the record
Everyone at every conference cites the maturity wall. Ask them which buildings are in it and the slide changes. Mortgages are recorded instruments with dates on them. You can just count.
Anatomy of a lien history: four documents, one loan
I have watched a $12M building read as $40M of debt because someone summed four documents that describe one loan. Here is how loans actually live in the county index, and how we untangle them.
How we resolve twelve spellings of one owner
The county never promised that “SMITH REALTY L.L.C.” and “SMITH RLTY” were the same company. Or different ones. Somebody has to decide, and be able to prove why. That somebody is us, and here is how we do it.
One a month, roughly. No drip campaign, ever.
