Mimir
01FAQ

The questions buyers actually ask.

Coverage, accuracy, provenance, legality and how Mimir differs from the probabilistic ownership products already on the market.

02Coverage
Which states do you cover?
New York, New Jersey and Florida — 22.0 million properties, 21.4 million with a cited owner record. Full ownership-chain resolution runs across New York and Florida today, and New Jersey is next on the roadmap.
When will you cover my market?
Expansion order is driven by who is waiting. Tell us where you operate and it goes into that calculation. The engine is state-agnostic, so adding a state is a data problem rather than a rebuild.
How current is the data?
Sources are re-harvested on their own cadences, which vary by office — some publish daily, some monthly. Every record shows the date it was recorded, so you are never guessing how fresh a figure is.
03Accuracy and evidence
Is it audit-grade?
We reserve that phrase for the day we publish precision and recall against a labelled evaluation corpus — that work is funded and underway. What we give you today is stronger than most vendors ever offer: the actual government document behind every field, so you can check any answer yourself rather than trust a score.
What does a citation actually give me?
The source system, the record identifier and the recorded date for the specific field you are looking at — not a report-level footnote saying we consulted some records. 100% of our 21.4M owner records carry one.
How confident are the ownership chains?
Each control edge carries its own confidence value derived from the behavioural evidence supporting it. Most resolved chains are a single hop; the deepest run to six entities. Confidence is shown on the surface rather than folded into one score.
What if a record is wrong?
Trace it back through the citation. If our resolution is wrong, that is our bug and we want it. If the underlying government record is wrong, the correction has to happen at the office that recorded it — but we will show you exactly which document and which office.
04How it differs
Other vendors already unmask LLCs. What is different?
Category, not capability. Identity resolution is deterministic — the same inputs always produce the same canonical id, with no machine learning in that layer. And every control edge carries a reproducible evidence chain rather than a score you have to take on faith.
Is this machine learning?
Not in the identity spine, deliberately. Resolution is a fixed function of the source records so answers can be re-derived and audited. Control inference is a separate layer and is explicitly probabilistic.
Do you score or rank leads?
No, on purpose. Mimir supplies resolved, cited answers and you make the judgement. The moment we start guessing at intent, evidence stops being the thing you are buying.
05Legal and practical
Is this legal?
Every input is a public government record, obtained from the office that publishes it. We do not scrape private accounts, buy consumer data brokers’ files, or use credit-header data.
Can I use it for tenant screening or credit decisions?
No. Mimir is not a consumer reporting agency and its output must not be used to make eligibility decisions about individuals under the Fair Credit Reporting Act. It is built for institutional diligence, underwriting the asset and the counterparty, and recovery work.
Can I build on the data?
Yes, under a data licence — with provenance preserved on every field. That is deliberately different from the listings vendors, whose terms usually forbid reuse.
Is there a free tier?
No.

Still have a question?

Ask it directly and you will get a straight answer, including on the things most vendors dodge.
