Assignments answer a question people constantly get wrong: who do you actually call about this loan? The recorded chain of assignments is the only public answer. Assignor
The party selling the paper.
Assignee
The new holder, the counterparty that now matters, often absent from the original instrument.

The original mortgage’s recording information; the thread that stitches the loan’s history together.

Ubiquitous everywhere securitization touches. In MERS-registered loans the public trail can thin out. The assignment you can see is the one that was recorded, which is not always every transfer that happened.
